Preparing a home for a photo session is key to producing high quality images. Below is a home preparation guide to help you present the home in the best possible light.

Have all preparations completed before the photo session. Photography will begin at the scheduled time.

Exteriors

  • Remove vehicles from driveways

  • Do not park directly in front of house

  • Clean outdoor windows

  • Remove or hide all garden tools including hoses and sprinklers

  • Mow and rake yard and sweep driveways, porches, and sidewalks

  • Move garbage cans out of sight or away from the front of the house

  • Vacuum/clean pool and pool area (if applicable)

Interiors

  • Contain pets out of sight and hide pet bowls, toys, and litter boxes

  • Open all shades/blinds, clean all windows.

  • Hide trash cans

  • Turn on all lights, replace broken bulbs as necessary - we recommend white bulbs

  • Turn ceiling fans off

  • Contain children’s toys out of sight

  • De-clutter all rooms, hide remotes

  • Make all beds and tidy rooms, hang or put away clothing

  • Straighten dining room chairs

  • Conceal all cords, unplug as needed (except lit lamps)

  • Remove plugin fans, chargers, etc.

Kitchen

  • Remove photos, magnets, and notes from the refrigerator

  • Declutter countertops and remove day-to-day utensils

  • Remove or hide any unnecessary appliances (blenders, counter top microwaves, fans, etc.)

  • Clean all counters, applicances, and cabinet surfaces

  • Remove rugs/towels (if a rental, have rugs/towels prepped for a guest stay)

  • Remove items from sink (including sponges, soaps, etc.)

  • Straighten stools and chairs

  • Remove finger prints and smudges from stainless steel appliances

  • Clean microwave and oven faces

  • Remove trash cans

Bathrooms

  • De-clutter countertops (hide all toothbrushes, lotions, etc.)

  • Clean all surfaces, floors, and mirrors

  • Toilet seat down

  • Remove rugs/towels (if a rental, have rugs/towels prepped for a guest stay)

  • Remove cleaning brush, plungers, and trash cans

  • Replace with full roll of toilet paper

  • Clean tubs/showers and faucets
